IREN Raises AI Cloud ARR Target Above $4B

New contracts lift the 2026 target
IREN announced on July 20 that it had signed $2.8 billion in new multi-year cloud services contracts with unnamed AI developers. The company raised its year-end 2026 AI Cloud annualized run-rate revenue target from $3.7 billion to more than $4 billion and said approximately 85% of the revised target is now under contract. The figure is a target, not revenue already recognized under GAAP. IREN defines ARR by annualizing GPU-hour pricing for systems expected to be commissioned by December 31, including storage and related services. Its release says the target assumes 480 MW of AI cloud capacity planned by year-end and remains subject to delivery, GPU commissioning, testing, customer acceptance, utilization and pricing.
Prepayments reduce part of the buildout cost
IREN said contracts executed since June 1 include customer prepayments equal to about 45% of the estimated GPU capital expenditure associated with those deployments. The terms vary by contract, so that percentage should not be assumed for future deals. The company also reported a weighted average contract term of roughly four years.
As of June 30, IREN said it held approximately $7.6 billion in cash and cash equivalents, including $1.7 billion of restricted cash connected to GPU financing for its Microsoft contract. Those figures help explain how the company plans to fund expansion, but they do not remove the construction and acceptance risk attached to the ARR target.
Co-founder and co-CEO Daniel Roberts said IREN had expanded from about 3 MW of self-built AI cloud capacity over the prior 12 months to 480 MW being delivered in 2026, with 1.2 GW targeted for 2027. These are company delivery targets, not evidence that all of the capacity is operating today.
What ML infrastructure buyers should watch
The contracts are a demand and financing signal for large GPU deployments. For teams evaluating dedicated AI capacity, the decisive questions remain when clusters become usable and what service is delivered. Procurement reviews should distinguish contracted capacity from commissioned capacity and verify:
