1414 Degrees Signs Non-Binding Aurora AI Data Centre Deal

1414 Degrees announced on July 27 that it had signed a Heads of Agreement with an unnamed Australian data centre operator for up to 1 GW of AI data centre infrastructure at its Aurora Energy Precinct in South Australia. The company's ASX release describes Aurora's planned renewable generation and battery storage as the energy foundation for the proposed development.
The agreement gives the operator exclusivity over an initial 40-hectare parcel within Aurora's roughly 1,580-hectare landholding for the term of the agreement. Under the proposed structure, 1414 Degrees would provide the land, power and connectivity inputs, while the operator would provide capital, technical expertise and operating capability.
A staged path from 17 MW to 1 GW
The company proposes three stages:

- •A 200 MW anchor campus would follow after the 275 kV transmission line is connected.
- •Capacity could expand toward 1 GW as Aurora's renewable generation is progressively developed.
The ASX release says the precinct has potential for up to 900 MW of solar generation and an approved 140 MW / 280 MWh battery energy storage system, as well as high-voltage, fibre and water access. Those figures describe the site's planned and approved infrastructure; they do not mean the full power supply or data centre capacity is already operating.
Most commercial terms remain open
The Heads of Agreement is non-binding except for specified provisions, including exclusivity over the parcel and a right of first refusal for generation capacity during the agreement term. Lease and access fees, power tariffs, participation in data centre earnings, connection arrangements, metering, retail terms and embedded-network arrangements remain subject to negotiation.
The proposed project also depends on mutual due diligence, internal and board approvals, available power and connection capacity, regulatory and planning approvals, and execution of definitive agreements. The operator's identity, financing plan and a timetable for definitive contracts were not disclosed.
For AI infrastructure teams, the distinction between the 1 GW long-term pathway and the 17 MW first stage is material. Large compute campuses require generation, storage, transmission, cooling, networking and customer deployment to arrive in sequence. Aurora offers a potentially large site and a staged plan, but the July 27 disclosure is an early commercial framework rather than a committed gigawatt-scale build.
